Sue Trinder, orphaned at birth, has grown up in a Borough slum, raised with real affection by Mrs Sucksby, who takes in unwanted babies for money and shelters a shifting household of pickpockets. One night the con man known as Gentleman arrives with a plan: Sue will become lady's maid to Maud Lilly, the sheltered niece of a reclusive book collector, and help him win her hand; once married, Maud will be declared mad and shut in an asylum, and they will share her fortune. Sue agrees, hoping to repay her adoptive family, but in the gloomy country house she begins to pity Maud and to care for her more than she expected, and nothing proves to be as it seems.
